The five dimensions.
Discovery, Direction, Depth, Dignity and Delight. They are not a marketing framework. They are the design brief, and every decision about a 5D community is tested against them.
- 1
Discovery
Space to ask what you actually want, rather than what the household needed or the job required. Communities are built to make trying something new easy and unembarrassing, because curiosity is a muscle that comes back quickly once it is used.
In practice: a studio for making things, shared transport to classes and trailheads, and a calendar that residents fill themselves.
- 2
Direction
Purpose does not switch off. Most people arrive with decades of expertise and nowhere obvious to put it. We build for contribution: mentoring, teaching, consulting, volunteering, building the thing you never had time to build.
In practice: a work room with real desks and good internet, and neighbors who treat ambition as ordinary at any age.
- 3
Depth
Friendship is hard to manufacture and impossible to fake. Depth is what happens when a small number of people share meals, weather and ordinary days over years. It cannot be programmed, only made likely.
In practice: small communities rather than large ones, shared dinners several nights a week, and homes that face one another across common ground.
- 4
Dignity
Your own front door. Your own key. A home you own rather than a unit you are assigned. Nobody checking on you and nobody deciding for you. Privacy and community are not opposites, and we refuse to trade one for the other.
In practice: privately owned homes, thoughtful universal design from the start, and no staff with authority over your day.
- 5
Delight
The part most developments forget entirely. Good light, good food, a garden worth walking through, color, music, a fire in the evening. Beauty is not a finishing touch. It is the point.
In practice: architecture with intent, a kitchen worth cooking in, landscape designed for shade and scent, and gathering spaces built for long evenings.

Why five, and why these five.
Conventional developments optimize for one dimension and quietly sacrifice the other four to get it. The result is efficient, forgettable, and not much of a life.
Holding five dimensions at once is harder. It is also the entire reason this company exists.
They shape the site plan
Homes face shared ground because Depth depends on ordinary daily contact, not scheduled events.
They shape the buildings
Private entries and owned homes, because Dignity cannot be retrofitted onto a floor plan that never had it.
They shape what gets built
The common house and the landscape come first, because that is where Discovery and Delight actually happen.
They shape who joins
Neighbors get to know one another first, because Direction and Depth need people who want the same things.
